Having a house in Telangana Capital city Hyderabad now became a status symbol. In olden days, ‘How many acres of land you have in your native place?’ was the question generally faced by our predecessors. But now everybody inquire about number of houses you have owned in Hyderabad. In recent development some families only come forward to get marry their daughter when bridegroom has an own house in Hyderabad. Not only that today it became essential for everybody to have an own house in this capital city. This turned into boon to real estate business people. Now there are no empty places in surrounding areas of Hyderabad. To purchase a place in available land, you have to spend crores of rupees. In these circumstances don’t rush yourself looking at skyscrapers built by real estate companies. Even for an apartment at gated communities, don’t move forward without knowing thoroughly about that venture. Think ten times before going to purchase a house or land. Don’t rely on the words of either brokers or builders. Those companies which are investing thousands of crores in this business are not constructing the buildings from the money from their own pockets. Any builder starts a venture either by taking loans from banks or collecting advance money from the customers. Then only they start laying foundations. They may not own the luxury cars they travel. Some people appear like realtors but in fact they are not reliable persons.
Such people generally stay in five star hotels, travel in luxury cars. All these facilities they are enjoying only from advances collected from their customers. With this money only they print broachers in attractive manner. Believing them we put our hard earned money in the hands of such fraud people. One fine morning they disappear and appear in some other places. Without having knowledge on this trend we invest our money in such ventures. The weakness in the people became boon to such fraudulent realtors. Even highly educated people also unintentionally felling in such realtors trap. Really it is worrisome issue. There is also reason for felling such traps. Now everybody is leading highly busy life. There is no time for them to go through some details about the venture they are going to invest.
Don’t believe the documents shown by realtors. Even it may be a big company, don’t believe them blindly. If anything happens, you can’t ask such companies. At the same time change of Governments also sometimes causes problems. The policies they follow may create problems. Now look at the buildings of Ex. Minister Mallareddy. Most of them are now facing the problem of dismantling. So whenever you want to purchase a land or double bed room flat or villas you must inquire thoroughly on details of such lands. You may approach the registrar office and get information regarding the property you purchase. Sometimes you after getting information through RTI and after getting fully satisfied with such ventures, go forward to purchase. In olden days it was very difficult to get any information. But now in this digital age it is very easy to get any such information. Unfortunate thing is that, those indolent people easily become pray for realtor frauds. Sellers of lands, purchases hundreds of acres and again sell such lands after illegally occupying some area from them.
Those fraudulent realtors construct beautiful office buildings and appoint some people as employees. When you observe, those buildings appear in busy with number of people. Really speaking, the people appearing to you are belongs to them only. Event we visit such offices for number of times we won’t bother about them. When we visit the offices they give colouring with showing various photos related to apartments and those taken with celebrities. They will show you some photos relating to people who were paying the booking money. All this looks like a magic world. After knowing your intention to purchase house, realtors sends some persons towards you to make convince to purchase their flat or plot. They will also tell you, after coming to their office and clearing of all doubts then only enter into purchase agreement. The hospitality they are showing create strong belief on them. Finally you may get loss entire money invested.
In olden days we used to construct house looking everything required. Now that entire situation changed. We can’t stand even for one hour in sunrays. We lost such patience. Now we are looking for the constructed houses. For that purpose, we pay in advance and wait for the completion of the house. Sometimes you may not get your house. Even if you get a flat, that may remain in controversies. The land in which the builder built the apartments might be in cases. Otherwise that might be occupied or assigned land. After making all payments and when you get ready to occupy your flat, such problems appears before you. Till then you won’t get any traces of such problems. That is the uncommon thing you face. Sometimes Government may send bulldozers to dismantle the buildings. Then only you can understand that land belongs to Government and builder illegally occupying it constructed the apartments. Then all your dreams regarding to own house will collapse and keep you on roads. In business nobody tells the truth. If they tell no one will purchase their products. So business men used to tell stories and people used to believe them. The belief only strength for business and helps them to grow. Finally the deceit faced by us, makes us to shed tears.
